After 1996Q1, the index is the all homes smoothed and not seasonally adjusted Zillow Home Value Index (NSA ZHVI). Before 1996Q1, the index is a staff estimate constructed analogously to the NSA ZHVI by aggregating decennial Census estimates of housing stock and house values at the county level, interpolated using county-level CoreLogic price indexes.
